We completed a Small Kitchen Remodel for a Los Gatos Fixer Upper in 2006 which include some neat feature that might save some of you flippers some heart ache and agony. But as you can see from the photos above the project was a huge success in creating a Small, well designed and functional kitchen that was instrumental in our sale of the property with a substantial ROI. So we wanted to share some of the most critical decision that we made that helped us succeed with this Small Kitchen Remodel for Los Gatos Fixer Upper flip:
1) Revolving Commercial Credit Card: If you remodel more than one Fixer Upper property each year, it’s a wise investment to sign up for Revolving Commercial Credit Card from Home Depot or Lowe’s to help you manage the expenses of each flip. These cards prompt the you or the clerk at the CheckOut stand to enter a PO number or a Project Number. You can enter the Project Name that is relevant for each project. For simplicity we use the Street Name for the Property Location. This way, your accountant can clearly identify and allocated the expenses to the right project which would be handy at tax time. Mind you, there are good iPhone apps that you can use to document your expense; but that creates another project for you to manage which you might not have time for.
2) Material Selection: This was a tough battle between Cost, Function and Feeling as it is with most design related decision. For instance we opted to use DuPont Corian for the Counter-Tops which created a huge amount of problems for us with the CookTop since the Counter-top started cracking at the edges of the Cook-top. So, our recommendation is to avoid the material, despite the Life Time Warranty from Dupont since we ended up repairing the crack twice before we flipped the home in Los Gatos.
3) Functional Architecture Elements: We used the openings in the walls to created functional architectural elements. After all, this was a Small Kitchen Remodel and there is no budget for just creating architectural elements for show purposes only and you have to use every nook and cranny as functional space.For instance, we added an arched opening in the back of the Cook-top which functioned as a spice rack while creating a neat architectural element. We repeated the same design in the bathroom for installing the mirror inside an arched opening. We used Round Corner for the Sheet Rock and since the walls were textured it created a very neat look.
