Home prices continued to increase in April 2014 compared to March which begs the questions on what price would motivate some sellers to list their home for sale?
According to the National Association of Realtors(NAR), the supply of homes for sale is still below the normal 6 month level of inventory. That means less competition for your home if it’s listed today for sale.
The continued market imbalance where there are 4 buyers for each sellers bodes well for home owners who have the opportunity to sell their home and perhaps move to less expensive locations in California or neighboring states.
To be candid even we are tempted to sell our house and if it was for Los Gatos high school, we would be selling the house this month. However, the shortage of rental properties in Los Gatos is another challenge that’s preventing some home owners like us to sell their home since they won’t have place to move after the sale.
Ironically, we are working with some investors who will allow the sellers to rent the property back after the sale which is a huge bonus since it also eliminates the need to find another house and the move.
